Courtney Krause is an associate in Nossaman's Public Pensions and Investments Practice Group and the Real Estate Practice Group. Ms. Krause advises clients on a wide range of investment and real estate related transactional matters including leasing and acquisition for pension fund clients, fund investments, commercial real estate, landlord-tenant issues, insurance and other matters related to the ownership and leasing of real property. She also has experience representing developers in real estate financing transactions.
Prior to working at Nossaman, Ms. Krause was a real estate attorney at a
Bay Area-based law firm.
Land Developer Client. Represented a land developer client purchasing 439 lots from three adjacent landowners. Drafted purchase and sale agreements for all three parcels, including an agreement to reconvey an existing home site following the issuance of a final map. Reviewed all title exceptions, drafted title objection letters, and worked with all three sellers to successfully clear title. Coordinated with the client, seller, and escrow company to close all three transactions simultaneously. Advised client regarding its capital partner, and reviewed and revised agreements concerning the formation of their joint entity and the development of the property.
Technology Industry Client. Represented a technology industry client purchasing a commercial building in Fremont, California. Drafted purchase and sale agreement, cooperated with the seller to achieve a legal parcel separation, and drafted agreements concerning the future joint maintenance of the landscaping and parking lots shared with the neighboring building. Reviewed client's bank loan documents.
Franchisee Client. Represented a franchisee client selling its business, including 54 leased and 17 owned properties. Assisted client in preparing its disclosure documents, drafted assignment, consent and estoppel forms for all leased properties, and worked with the buyer and title officer to resolve objectionable title exceptions for the fee properties.
Land Developer Client. Represented land developer that was required to by the city to detach a portion of its land to the county. Drafted all LAFCO documents and attended LAFCO hearings to successfully achieve the detachment.
Various Real Estate Developer Clients. Responsible for forming corporate entities and drafting corporate governance documents for real estate developer clients.
