Helping the City of Modesto Secure the Necessary ROW for the SR-132 Phase I Project
The City of Modesto and Caltrans have long planned the SR 132 project to improve regional and interregional circulation, relieve traffic congestion along existing State Route132 (SR-132)/Maze Boulevard, and improve operations by creating a four-lane freeway/expressway.
With project milestones and deadlines fast approaching, Nossaman was tasked with assisting the City with myriad real estate and right-of-way matters including filing of multiple eminent domain actions overnight to obtain possession of parcels necessary for timely certification and delivery to the project team.
Nossaman filed multiple actions to acquire dozens of part and full take commercial, farmland, orchard, and residential parcels, while coordinating efforts with right-of-way consultants and Caltrans District 10. More importantly, Nossaman continued negotiating with property and business owners resulting in all parcels being timely secured and all cases resolved within a short few months of being retained by the City.
As a result of Nossaman’s efforts, all ROW was delivered on-time and under budget, without protracted litigation.
