On October 15, 2025, Ashley Farhner, Matt Hansen and Tara O’Hanlon presented “Trending Appraisal Topics – A Legal Case Study” during the Appraisal Institute’s 19th Annual Fall Conference. During this session, Matt, Tara and appraisers on the panel reviewed legal and valuation issues arising from a recent case involving a partial acquisition from a gas station property. The presentation covered highest and best use, larger parcel, appurtenant easements, title issues, adverse possession, environmental contamination, cost to cure, project influence, special benefits and other trending topics.
