Clearing the Path for Affordable Senior Housing

We helped our clients obtain city approval to convert a shuttered hospital into an affordable senior housing and health center.

There is a shortage of affordable housing in California, especially among seniors. With this in mind, our client planned to develop senior residential housing and a medical office building on a parcel of real property in San Clemente that was home to a hospital that had been closed for six years.

Utilizing the Density Bonus Law and other housing statutes, we were successful in obtaining relief from parking requirements, height restrictions, floor area ratio requirements, interior open space, density and other development standards. Absent this relief, development of the senior citizen complex and medical office building would have been uneconomic.

Approval of the project will benefit senior citizens living in San Clemente who need to downsize, but want to continue to live in the city with medical care next door.
